A SELLERS GUIDE TO CLOSING DAY

The deal has been accepted and signed, and all contingencies have been removed.  CONGRATULATIONS on the sale of your home, and welcome to a new chapter in your real estate journey! After the purchase agreement has been signed, inspection has passed, and appraisal has taken place, your next step is getting ready for closing day. Closing day for you, the seller, is about completing the real estate transaction with the buyer.  Both parties will enter into the ‘closing’ process. This is when the property ownership transfers out of your name and into the buyer’s name.

WHAT IS EXPECTED OF YOU ON CLOSING DAY

You are responsible to supply the following to the buyer: 

  1. Keys, keycodes/passcodes and/or access codes for smart locks, thermostats, doorbells and appliances
  2. Garage door openers
  3. Devices that control appliances around the home
  4. Manuals (if you still have them) for appliances and smart home devices

Finally, be prepared with Government issued ID and any other documents your Realtor asks you to provide.  

FINAL THOUGHTS

Be sure to review with your lending company specific instructions on how to pay off the existing mortgage if there still is one on the house.  You will want to notify USPS of your change of address and cancel all utility bills and subscriptions that come to the house. Last but not least,  after loading the last box onto the moving truck, leave the house in a broom swept condition.
